En effet, investir dans l&rsquo;un de ces <a href=\"http:\/\/www.fiftyandmemagazine.be\/fr\/droit-et-argent\/13357-un-bien-pour-lavenir.html\" target=\"_blank\" rel=\"noopener noreferrer\">appartements<\/a> permet de <strong>r\u00e9cup\u00e9rer la TVA pay\u00e9e sur le prix d&rsquo;acquisition<\/strong>, aupr\u00e8s de l&rsquo;administration fiscale. Mais, dans les faits, beaucoup de promoteurs \u00e9pargnent cette d\u00e9marche \u00e0 leurs clients, puisqu&rsquo;ils avancent cette TVA, ce qui \u00e9vite \u00e0 l&rsquo;acheteur d&rsquo;avoir \u00e0 la d\u00e9bourser et permet du coup au vendeur d&rsquo;afficher des prix nettement plus attractifs.<\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"color: #000000;\">Il faut n\u00e9anmoins<strong> conserver le bien durant au moins vingt ans<\/strong> pour que la TVA soit restitu\u00e9e. S&rsquo;il est revendu avant, la TVA devra \u00eatre restitu\u00e9e au fisc, au prorata des ann\u00e9es qui manquent pour atteindre la date anniversaire.<\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"color: #000000;\">Second avantage<strong>, l&rsquo;<a style=\"color: #000000;\" href=\"http:\/\/www.fiftyandmemagazine.be\/fr\/droit-et-argent\/1428-pour-investir-dans-limmobilier-faites-jouer-leffet-levier.html\" target=\"_blank\" rel=\"noopener noreferrer\">investisseur<\/a> loue le logement \u00e0 l&rsquo;exploitant<\/strong>, les deux parties signant un bail compris entre neuf et douze ans. En outre, l&rsquo;exploitant verse un loyer, s&rsquo;occupe de sous-louer le logement aux touristes de passage et en paie les charges. L&rsquo;acheteur conna\u00eet ainsi, \u00e0 l&rsquo;avance, le loyer net qu&rsquo;il percevra pendant cette p\u00e9riode. <strong>La rentabilit\u00e9 tourne quant \u00e0 elle entre 4% et 5,50% net\/an<\/strong>.<\/span><\/p>\n<h2 style=\"text-align: justify;\"><span style=\"color: #000000;\"><strong>Les contreparties<\/strong><\/span><\/h2>\n<p style=\"text-align: justify;\"><span style=\"color: #000000;\">Ce joli tableau doit n\u00e9anmoins \u00eatre nuanc\u00e9. En effet, la rentabilit\u00e9 est calcul\u00e9e sur le prix HTVA puisque la TVA est rembours\u00e9e. De plus, <strong>elle ne tient pas compte des frais \u00e0 la charge du propri\u00e9taire<\/strong>, comme la taxe fonci\u00e8re ou les travaux de remise en \u00e9tat \u00e0 la fin du bail. Elle est en outre diminu\u00e9e si l&rsquo;investisseur souhaite occuper son bien quelques semaines dans l&rsquo;ann\u00e9e, ce qui est souvent le cas. Enfin, ce loyer est garanti tant que l&rsquo;exploitant remplit ses obligations.<\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"color: #000000;\">La majorit\u00e9 des investisseurs sont satisfaits de la formule. Mais on n&rsquo;est jamais \u00e0 l&rsquo;abri d&rsquo;une mauvaise surprise (probl\u00e8mes de construction, de finition ou encore d&#8217;emplacement). C&rsquo;est aussi une solution tr\u00e8s pratique pour <strong>b\u00e9n\u00e9ficier d&rsquo;un placement immobilier cl\u00e9s en main<\/strong>. Par contre, les prix de ces r\u00e9sidences sont loin d&rsquo;\u00eatre donn\u00e9s.
